  1. Approval of Meeting Minutes from May 19, 2022
  1. Discussion Items:
    1. Discussion with staff from the FRCOG on the goals for amending Section 200-7.1 – Open Space/Cluster Developments, of the Zoning Ordinance.
  1. Site Plan Review:

a. Application of the City of Greenfield, Recreation Department, for property located at the north end of the Chapman/Davis Street Municipal Parking Lot for site plan review and approval pursuant to section 200-8.4 of the Zoning Ordinance in order to allow the construction of a new 11,000 square foot skateboard park at this location.

  1. ZBA Recommendations:

a. Application of Thomas Powers for property located at 80 Munson Street (Assessor’s Tax Map 39, Lot 2), which is located in the Suburban Residential (RB) Zoning District, for a special permit pursuant to Sections 200-6.2(E) and 200-8.3 of the Zoning Ordinance, in order to allow the installation of a six foot high wooden stockade fence within the front yard setback area along Champney Road at this location.

b. Application of Eben Bull for property located at 58 Deerfield Street (Assessor’s Tax Map 28, Lot 13), which is located in the General Commercial (GC) Zoning District, for a special permit pursuant to Sections 200-4.9(C6) and 200-8.3 of the Zoning Ordinance, in order to allow the continued use of the property as a single family home at this location.

  1. Discussion Items (Continued):
  1. Discussion with Clara Lopez on a potential zoning amendment to allow carport and other structures that do not meet current setback requirements to be allowed.
  1. Board discussion of a potential moratorium on marijuana cultivation facilities and on potential amendments to the Zoning Ordinance relative to marijuana establishments.
  1. Board and Staff Reports
